<li>Some useful tips on what to bear in mind when planning to sell your property:</li>
<li>Your home should be inviting to prospective buyers. Do more than spraying air-freshener! If you can’t get baking then at the very least, light some scented candles.</li>
<li> De-clutter!  We all need to spring clean so this would be as good a time as any.</li>
<li>Inject personality into a bland room or garden; dress your home to appeal to the imagination.</li>
<li>Invest time and money as it always pays off!</li>
<li>Make your rooms airy and spacious especially in a smaller property. Ensure that there is a ‘flow’ from one room to the next. Furniture that obstructs entry points damages the image as well as your knees when you walk into them!</li>
<li> Appeal to every taste by using neutral tones and modern simple touches. A blank canvass with subtle styling demonstrates potential.</li>
<li>Listen to your agent and have an open mind as any advice is good advice.  Plus, your agent knows the market!</li>
<li>See your property through the buyer’s eyes.  Don’t get precious about your home; you are selling it after all!</li>
<li>Know your stuff! Be prepared to answer questions as buyers will be interested to know how long your lease is, what the service charge is or how long ago you installed the boiler.</li>
