The Deposit Protection Service

Lettings Services

Introduction of a Tenant:
We first inspect and value the property to ascertain a rental price. The Landlord's guidelines are adhered to when introducing prospective tenants

References:
We interview prospective tenants and check their references thoroughly. Two/ three references, financial, professional or personal will be sought.

Tenancy Agreement:
We will prepare the tenancy agreement, which is an Assured Shorthold. Separate legal notices as appropriate will also be served upon the tenant.

Rent collection is done in a timely fashion

Utilities:
We will advise the GAS, ELECTRICITY, COUNCIL TAX AND WATER services of the transfer into the tenant's name at the commencement of the tenancy.

Outgoings:
On instructions from the Landlord, we can attend to payment of regular outgoings in relation to the ground rent, rates as applicable, service charges and insurance. We report to the Landlord on a monthly or quarterly basis.

Inventories:
A full inventory of the contents in the property can be carried out upon the tenant's arrival and departure from the property.

Repairs/Furnishings/Re-decorating:
We attend to the day-to-day matters of repairs and maintenance, as well as in cases of emergency. Re-decorating can be provided upon request.

Safety Regulations
As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We can advise you on this.

Inspection/Maintenance/Cleaning Services:
We make a periodic inspection of the property to make sure that it is being cared for and maintained in the standard that you desire.
